House Rules

We ask that you observe our house rules carefully. This is not an investment property it is our weekend home. We are happy to share it with you but ask that you treat it with the same respect and courtesy that you would treat your own home.

House Rules

1. No pets. While we love animals we kindly ask that you leave them at home.

​

2. Check-In is at 2:00pm. We will send you a code to get into the house prior to your arrival. You can use that code throughout your stay. To lock the door when you leave, simply tap the icon on the smart lock keypad.

​

3. Check-Out is at 11:00am. Please make sure you leave all of the garbage in the bins outside. You do not need to strip the beds, but we ask that if you did sleep in a bed to leave it unmade. If the Murphy bed was used please leave it in the down position. If you require a later check-out, please contact us.

​

4. There are many doors in and out of the house but please carefully review the “Fire Safety Plan” for emergency exit plans. 
We have four fire extinguishers located in the house - 1) in the large kitchen cabinet on the far right of the countertop, 2) in the bathroom closet in the basement, 3) on the wall to the left of the wood burning fireplace, 4) on the wall to the left of the gas fireplace. Please see the “Fire Safety Plan” for the exact location of the fire extinguishers.

5. While we are not very close to our neighbors, please note the property lines located in our aerial map. While we encourage exploration of the property, In the case that you stray outside of our property lines, you may be liable for illegal trespassing.

6. In the kitchen there is a drawer for garbage. There is one bin for trash and another for recycling. When you fill a bag, please take them out to the garbage shed and place them in the properly marked receptacle. Additional garbage bags can be found under the sink. The garbage shed is located on the patio downstairs on the front part of the house. There is one bin for garbage and another for recycling. Please make sure you close the bins tightly after use! We are in the woods and can get raccoons and other critters and would prefer our guests not to have an “encounter.” Once a week on Tuesdays the waste removal service comes up to empty the bins.

7. We do allow guests to use the working fireplaces in the home. There are two. The fireplace in the great room is wood burning and we do provide wood. For those that desire less fuss, the fireplace in the basement is a gas fireplace and can be turned on by the remote control in the basement (it has two buttons - on and off). The fireplace in the great room is wood burning. MAKE SURE THE FLUE IS OPEN BY USING THE HANDLE INSIDE THE FIREPLACE and use the provided newspaper, kindling, and wood. DO NOT USE ANY LIGHTER FLUID OR OTHER FLAMMABLE MATERIALS. While the fire is burning make sure the screen is shut. We provide everything you need next to the fireplace. Please never leave the fire burning when you leave the house and make sure it is completely out when you check out. 


The fireplace in the basement is a gas fireplace. There is a remote located near the fireplace. Please never leave the fire burning when you leave the house and make sure it is turned off when you leave the house or aren’t spending time in the basement anymore.

8. Each bathroom has a built-in heater on the wall. To use, just push the arrows to turn up to the desired temperature and the heater will automatically heat the bathroom to that temperature. Please remember to turn it all the way down after each use.

9. Our property is not to be used for any commercial use or commercial event space. 

​

10. Guests must fit the number of beds provided. Please no couches or air mattresses. 

​

11. There will be no outdoor camping allowed. This includes tents, yurts etc.

​

12. Parking shall be allowed solely in the designated parking spaces in the driveway.

​

13. While we are remote, we do have neighbors and we try to be mindful of them. If spending time outdoors please try to keep the noise to a minimum after 10:00pm. 

​

14. Please keep in mind that this is our home and not an investment property. We are happy to share it with you but we ask that you treat it with respect. While we do have it cleaned, we ask that you take care not to stain or damage the property or furniture. If there are damages that occur during your stay we will file a claim for additional charges and/or cleaning expenses.

15. We love hosting children and have many toys and activities for them, but we ask that children are supervised at all times. Please do not let them jump off the retaining wall in the front of the house and make sure they are using the swing set safely. Please also be mindful of them when they are using crayons/markers/pens - using them on anything other than paper is strictly prohibited.

​

16. There is a hanging chair under the patio. This is a hanging lounge chair and not a swing. Please make sure only one person is in it at a time and do not misuse it. You do so at your own risk. 

​

17. No eating or drinking in the bedrooms.

​

18. If using the rail trail, please make sure you follow the rules:
The trail will be open 365 days a year from dawn to dusk. For your safety, please do not use the trail before dawn or after dusk. Unauthorized motor vehicles (i.e. cars, trucks, motorcycles, snow mobiles, ATV's and motor propelled bicycles) are strictly prohibited. Stay on the trail and respect adjacent land owner properties. For the safety of all trail users, please leash your dog. Clean up after your dog and other animals. Do not leave dog feces bags on the trail, carry them out and dispose of them properly. Alternatively, feces may be swept entirely off the trail with a stick or branch. Be respectful of the environment. Carry out all trash. Stop and use caution at all road intersections. For safety of slower moving users, give warning before passing. By state law, bicycles should be outfitted with a warning device.

19. We have a fire pit outside and provide wood. To make a fire, please use the lighter provided on the mantel inside the house. Please make sure you are burning in accordance with the New York State burning regulations. Make sure the fire is completely out before you put the cover on. If it is going to rain, please make sure the cover is on the solo stove.

​

20. The butcher block counter in the kitchen stains easily. Please do not put things directly on the counter. We have many trivets and coasters in the kitchen to put pots, pans, and other items on. We ask that you use them.

​

21. If you use the grill please make sure there is no food left on it and it is covered once cool. We have bears and other animals and leaving food on the grill attracts unwanted attention.

​

22. We have a piano that we are happy to let you play. It is very old and has sentimental value so please do not place drinks directly on it and do not allow children to bang on the keys.
