Check-in/Check-out:  Check-in 3:00 p.m. or later, check-out at 11:00 a.m. or earlier.  Please call if special accommodations are required regarding check-in/check-out procedures as our cleaning staff will arrive shortly after check-out time.

Damages: We, the owner’s of Black Walnut Cabin, have designed and furnished our cabin with the highest quality materials and furnishings. We expect that our guests will at all times respect the inside, outside and surrounding property.  We reserve the right to charge your credit card for any damages or excessive cleaning from your stay. If you notice any problems upon checking in, please let us know immediately to avoid any damages being charged to your account.  Otherwise, please leave the cabin as you have found it.

Fireplace:  We ask that you only use firelogs (such as Duraflame or Pine Mountains logs) for the wood burning fireplace.  You should bring these, and any wood for outside, to the cabin with you.

Payment:  A 50% deposit (including tax) via credit card is required to secure your reservation. We gladly accept Visa and Mastercard. A refund of 75% will be given for any cancellation within 21 days of arrival.  No Refund for any cancellation within 7 days of arrival.
All cancellations will be charged a $45 processing fee.  Your remaining balance will be automatically charged to your credit card 7 days prior to your arrival.  We are required to charge a 6% lodging tax in addition to the cabin rental rates.

Privacy:   Your privacy is important to us.  Therefore, we will not share any of your personal information and we have taken all reasonable measures to ensure your personal information is secure when entered through our website.

Cancellations:  Reservations cancelled more than three weeks in advance of booked dates will receive a refund of deposit - less a $30 cancellation fee. Cancellations between eight days and three weeks in advance of booked dates will receive a 50% refund of deposit and full refund of any balance payment that has been made. There is no refund of any monies for cancellations less than 7 days prior to the stay. In the event of your early departure, we cannot give a refund. We also cannot give a refund for cancellations due to inclement weather. If you find it necessary to cancel your reservation and can do so more than 7 days prior to your booked dates, we would be happy to consider transferring your reservation to another date, based upon our availability. Additionally, if we can re-book the cabin, we will gladly provide a full refund to you.  We evaluate these situations on an individual basis.

Amenities:  If any appliances malfunction during your stay, please notify us prior to your departure so that proper inspection can be made prior to our next guests arrival.  In addition, loss of electricity, water, or other “Acts of God” outside of our control will not result in a refund of any kind.  Please respect our policies regarding the use of our cabins to ensure that everything continues running well and that we can maintain reasonable rental prices.

Hot Tub Procedures:  Please wash your bathing suit without soap prior to arriving at the cabin.  Soap is a serious enemy to the hot tub.  A complete list of hot tub policies and procedures are maintained at the cabin.  Accepting this reservation and using the hot tub implies that you have read and understand the hot tub procedures outlined.  If you have any questions, please do not hesitate to call.

Smoking:  Smoking is absolutely forbidden inside the cabin. If you smoke inside the cabin, you will be subject to a $100 charge. You are welcome, however, to smoke outside or on the decks/porches.  Please be prudent and respectful in the disposal of your cigarettes/cigars.

Pets:  We love animals but do not allow pets in the cabin.  Again, you will be subject to a $100 charge if you have pets in the cabin in addition to any damages caused by pets.
